The Ireland median sold price is €375,000 this year. Of the 254 towns, suburbs and Dublin districts with at least 30 sales in the last 12 months, 8 still have a median under €200,000, 20 under €250,000 and 51 under €300,000. The cheapest is Ballaghaderreen, Co. Roscommon at €150,000 — 40% of the national figure. The Addris Score in the last column is the other half of the question: cheap, or cheap for a reason.

What it means for a buyer

A low median is the price of the middle house in a town, and in the towns at the top of this list the middle house is often older stock in need of work: the register does not know the condition of what sold. That is what the Addris Score column is for. It weighs transport, everyday convenience, schools and family services, flood and other risk, market strength and planning activity — none of them price — so a town that is both cheap and scores well is unusual, and the best-value story lists exactly those.

The year-on-year column is worth a look too. Several of the cheapest towns have been the fastest risers over five years (see the five-year story): a low price with a steep trend is a different proposition from a low price that has stayed low.

Window and floor: the 12 months to the latest register update; only places with at least 30 sales in that window are ranked, so a small village with a handful of cheap sales does not appear. The Ireland median is the 2026 year to date.
Score: the Addris Score for a home buyer, 0–100, computed for every town page from public transport, amenity, school, planning and flood data; the method is on each page.
