Good places to live that still cost less than the Ireland median
The Addris Score answers one question for every town page — is this a good place to live — from public data on transport, everyday services, schools, flood and other risk, the strength of the local market and what is planned. Price is not in it. Put the score beside the price for the 254 towns with a real sales record, keep those scoring 70 or better whose median is under the Ireland figure of €375,000, and 32 places qualify: 2 rated Excellent, 16 Strong, 27 of them outside County Dublin. Finglas West, Co. Dublin leads at 88 out of 100 with a median of €315,000; the cheapest on the list is Letterkenny, Co. Donegal at €235,000, scoring 79.

What the score is, and is not
Each town's score is built from six sub-scores — connectivity (public transport frequency and rail), convenience (shops, GPs, pharmacies and services within reach), family (schools and childcare), risk (flood zones and other hazards), market (sales activity and price momentum) and future (planning applications and what they say about investment). The weights are the same for every town; the inputs are public registers, counted inside the town's box on the map. It is a statistical summary, not a judgement about a street, and it knows nothing about the house.
That is the point of this list. A low price with a low score is usually cheap for a reason the score can see — long drives, few services, a flood plain. A low price with a high score is a place the market has not priced the way the data would, and those are worth a viewing. The table below shows the six parts for every qualifying town, so you can see whether it is schools or trains doing the work.

Method and sources
- Score: the Addris Score for a home buyer, 0–100, computed for every town page from the National Transport Authority's timetables, the Department of Education's school register, HSE and other public service registers, the National Planning Applications Database, the OPW flood maps and the Property Price Register. Bands: Excellent, Strong, Good, and below.
- Price: the median residential sale in the Property Price Register in the 12 months to the latest update, inside the town's box; only towns with at least 30 such sales are considered. The Ireland median is the 2026 year to date.
- Rule: score at least 70 and median below the Ireland median; ranked by score, then price.
- Reproducible: computed from the registers as published; the same score and price are on each town page. Data to 2026-09-20.
