The 40 biggest new-build estates of the last five years

Register prices for new builds exclude VAT (13.5 %), so the medians here are about 12 % below what buyers paid. Each estate links to its page: every sale, by year.

New builds by county

The first share counts only streets and estates with 10+ sales in five years, which favours estates over scattered rural sales — so it runs higher than the all-sales share from the quarterly report in the last two columns, which count every sale in the quarter.

What it means for a buyer

Where the new-build share is high, the register's medians are being set by schemes: uniform homes, sold in a burst, at prices without VAT. A town's median can jump the year an estate completes and settle the year after, which is why the risers table pairs every change with the sales count. It is also where supply is. If you are buying new, the estates above are where the choice has been; if you are buying second-hand nearby, they are the comparables an agent will quote and the reason the street next door reads dearer than it sells.

The county table is a map of where Ireland has been building, and the quarterly columns say whether that is still true: a county high on the five-year share but low in the latest quarter has schemes finishing, not starting. Method and sources

• Sales: residential sales in the Property Price Register (PSRA), with the register's own new/second-hand flag, grouped by the street or estate in the registered address.
• Estates: streets and estates with at least 10 sales in the five years to the latest register update; "new-build estate" means at least 80% of those sales were new builds.
• County shares: the same street-level sales summed by county; the quarter columns are from the Addris Report (Q2 2026), which counts every sale in the quarter, apartments identified from the registered address.
• Reproducible: computed from the register as published; the same figures are on each estate page. Data to 2026-09-20.
